
Falcon View Estate

Attention to the Hartbeespoort Dam in Madibeng, Northwest Province as lifestyle living destination was drawn in the early 1990’s with developments such as Lake Land, Pecanwood, etc. Kosmos was already an established village known for may artists and other free spirits who found a home here. The township Kosmos Ext 6, also known later as Falcon View, created a natural extension of the old township westwards along the slopes of the Magaliesberg and with the feet in the Hartbeespoort Dam’s water.
We were tasked to design a township which fully utilised the special attributes of the site and yet be as ecologically sensitive as possible. Due to extreme slopes the design required very creative thinking and resulted in a novel layout, serving the approximate 130 residential stands. A key issue in the project was the attention to detail and the extreme care for environmental stabilisation of sensitive slopes, the retention of natural vegetation and capitalising on excellent views. Along the particular steep slope a creative solution was found to have a split-level street and rising cul-de-sac to provide access to stands above and below the street more readily.
Particular challenges were:
• Working with extreme slopes, through careful design;
• Balancing environmental considerations with developers aspirations;
• Negotiating through bureaucratic structures and processes to meet deadlines;
• Maintaining the highest level of professionalism in all actions.
