
Mooikloof Heights

The vast market for lifestyle living has manifested in and around urban areas in a variety of ways, such as golf estates, health estates and agricultural estates. One such concept is the creation of estates with large erven of approximately 1ha each, but with high class services and security. Mooikloof Estate was the trendsetter in Pretoria during the early 2000. Mooikloof Heights was the natural extension of the original Mooikloof and is bordering the latter on the south-eastern side.
Mooikloof Heights estate consisted of three titles in total 676ha. However, the land was dissected into various parcels by two major roads and overhead power lines, which, together with flood lines, sterilised almost 300ha. This configuration gave rise to a phased development of respectively 109, 97 and 78 stands of on average 0,85ha (1 morgen). A total of 120ha was left vacant for a future high density phase. A particular feature of the project was that we succeeded in acquiring consent for the subdivision of the land in terms of Ordinance 20 of 1986, in stead of establishing a township. The resultant units are thus farmland and not township erven. Streets are servitudes registered over units in order not to loose too much land.
Particular challenges were:
• Retaining the ambiance of the area, yet creating a sellable product through careful design;
• Balancing environmental considerations and dealing with undulating landscape;
• Negotiating through bureaucratic structures and processes to meet deadlines;
• Meeting the expectations of the client and marketing team;
• Maintaining the highest level of professionalism in all actions.
