
K'Shane Lake Lodge Hartebeespoort Dam

The vast market for lifestyle living has manifested in and around urban areas in a variety of ways, such as golf estates, health estates and agricultural estates. One such concept is the creation of estates with large erven of approximately 1ha each, but with high class services and security. K’Shane Lake Lodge was the first development of this kind along the shores of the Hartbeespoort Dam in Madibeng, Northwest Province.
We were tasked to design a township which fully utilised the special attributes of the site and yet be as ecologically sensitive as possible. The final design resulted in only 47 residential stands, being on average 1 ha in size, in order to maintain an extremely low development density. A township establishment process was followed, due to special policy provisions of the Northwest province, in stead of a subdivision of farmland. The approval of the township resulted in freehold stands being constituted. A key issue in the project was the good liaison with the multi-disciplinary project team, which included architects, an environmental consultant, consulting engineers, surveyors and building contractors. This good liaison ensured effective co-ordination of all development actions and resulted in an environmentally sensitive development.
Particular challenges were:
• Retaining the ambiance of the area, yet creating a sellable product through careful design;
• Balancing environmental considerations and dealing with undulating landscape;
• Negotiating through bureaucratic structures and processes to meet deadlines;
• Meeting the expectations of the client and marketing team;
• Maintaining the highest level of professionalism in all actions.
